In Thailand’s resort areas, many people have bought land with a plan: build villas, rent them out or sell them, and turn a plot into an income-producing asset. Then they hit the same wall. Banks will not lend against raw land, or they will not lend in the amounts needed, or the process takes too long.
This has been a gap in our own financing offering. We are now closing it. GMG can offer bridging loans on land in Thailand, working with our capital providers to deliver this type of financing.
The financing gap in Thai resort areas
Resort markets such as Phuket, Koh Samui, Hua Hin and Pattaya have strong demand for villas. But the people who own the land are often individuals, small developers or Thai companies with a good site and limited cash. Banks tend to want completed assets, strong documented income and conventional collateral. Land under development is hard to fit into that framework.
The result is a stalled plot: land with real value, but no capital to build.
What a land bridging loan is
A land bridging loan is a short-term loan secured against land, advanced on the value of the land itself. The loan is repaid when the project reaches a defined exit, such as completed villas being refinanced or sold, rental income stabilising, or another source of liquidity.
What it can be used for
- Start construction of villas on land you already own
- Complete a stalled or part-built development
- Improve cash flow by getting rental units to market sooner
- Replace expensive or short-dated informal borrowing
- Release capital from land to fund another opportunity
The idea is simple. The land has value today. The loan lets that value work, so the project can start generating cash flow rather than waiting for a bank.
What lenders look at
Thai land bridging loans are decided on the asset, the structure and the exit. We typically review:
- Title: the type of title deed, who holds it and whether it is clean
- Location, access, utilities, zoning and permits for the intended use
- An independent valuation of the land
- The borrower and ownership structure, including any company or lease arrangements
- The business plan: the number and type of villas, the budget and the timeline
- The exit: refinancing after completion, sale of units or rental income
If a project has clean title, a realistic plan and a credible way to repay, it is worth a conversation.
Realistic exits
Refinancing. Once villas are built and generating income, longer-term financing may become available.
Sale. Selling completed villas or part of the land repays the bridge.
Cash flow. Rental income from the first villas can contribute to repayment while the rest of the project is completed.
What to be honest about
Bridging loans are shorter-term and priced higher than conventional bank loans. Construction risk is real: costs rise, timelines slip and permits take time. A lender will want to see a budget with a contingency and a plan that still works if sales take longer than expected. We would rather say no early than fund a plan that does not hold together.

Frequently asked questions
Q1: Can I get a loan on land in Thailand if banks have declined me?
Possibly. A bridging lender focuses on the land, the title and the exit more than on a conventional income profile, but each case depends on the structure and documents.
Q2: Can foreigners borrow against land in Thailand?
It depends on how the land is held. Foreigners generally cannot own land directly, so the structure, whether a lease, a Thai company or another arrangement, needs legal review first.
Q3: Can the loan fund construction of villas?
That is a core use. The loan is advanced against the land value, and the plan shows how construction will lead to repayment.
Q4: Which areas does GMG consider?
Resort areas such as Phuket, Koh Samui, Hua Hin and Pattaya are of particular interest, and other locations can be considered case by case.
